We had our first bank appointment where they tried to charm us with numbers but we left a bit un-charmed. Only one of their offers was attractive, but we think we can do even better if we shop around. So, bank shopping! Tomorrow we have another appt at another bank, and our agent is using his super search engine to get rates at 30 banks simultaneously (like expedia.com!).
We've done some work budgeting, staring at our last year's expenses. We're both confident that we can get the house whether or not we get a killer deal. It would be nice to have the extra 130 euros per month though, with the higher percentage of principal. We want a lot, I know: )
Joerg called the owner of the house and the owner of the field and said, "Please don't sell to anyone else, we're financing now, please give us some time" and they agreed. We'll see what happens.
I can't stand it, the waiting!
One more really good thing happened. Joerg got in touch with the city of Wermelskirchen, to ask if they have a new zoning plan yet. Last spring they had removed some nature-protected land from the map, to allow homes to be built. This worried us - what if it happens in our area? Well, the city issued a new plan just the day before, and the land is still protected. No new homes or businesses, only wetlands, forestlands, and farms. WHEW. We also found out that someone tried to build on a lot on our street, and the city refused to re-zone that land to allow a home. Joerg explained to me that when the city re-zones something, changing it from "green" (nature) to "red" (homes/businesses), the city must open up another green area somewhere else, so that the total number of green remains constant. I hope it stays that way, but it shows us the importance of us buying that field and not just renting it.

I'm pulling for you. It sounds like you two are doing your research. A house with 4.4 acres went up for sale down the street from us. It has lots of privacy, but is a very old home. I fantasize about buying the home and land, but we really aren't in the position to move. Good luck.

So is this home for sale by owner, or do you always deal directly with the seller in Germany (as opposed to here in the US)? Just curious! :)

woo, guess what, we went to another bank today and they had an even better offer. and a better rate. joerg said "we'll take it!"
after we send them some documents, they will send an appraiser out to check the value of the home.
i'm just dying here, it's too much suspense for me!
melanie, unfortunately there is a real estate agent involved, so he'll get a big chunk of our money. but we're also communicating directly with the seller who still lives there.
